Not all of the great Newport bed and breakfasts are right in the heart of downtown. Some of Newport's best kept secrets are a little more secluded (but still close to everything), allowing for a more peaceful stay.

One of the best examples of this is the Beech Tree Inn and Cottage, which is located in a residential area between Broadway (with its great restaurants) and Memorial Boulevard (1st Beach and Newport Cliff Walk).

Amenities/Policies

The Inn was built in the late 1880's, but is now fully modernized. It has spacious, comfortable rooms and all the amenities, including:

• Air-conditioning
• Cable TV
• Telephone
• Shared kitchen with refrigerator
• Hair dryer
• Soda and ice machines
• Wi-Fi internet connection

Policies

• Check-in is by appointment and after 3pm.

• Check-out is 11am.

• Breakfast is typically between 8:30am and 10:00am.

• Free, off-street parking - one car per room - is provided.

• This is a smoke-free home. Sprinklers and smoke detectors for your safety.

• Children accepted

• A specific room is assigned for pets with a $25 fee for extra cleaning

• Beach towels provided
  

• In-season is Apr 30 through Nov 14.

• Off-season is Nov 15 through Apr 29.

• 3-night minimum stay on holiday and event weekends.

• 2-night minimum stay on weekends with some exceptions.

• Some rooms can accommodate an extra person for $50.

• We refresh your room daily before 1pm.

• There is 7% state tax and 6% city tax in Newport.

• We will take a deposit equal to at least one night's stay in order to reserve a room. The balance is due at check-in.

• Cancellation Policy: Since this is a small inn, there is a strict cancellation/change policy. There is a $50 processing fee. If a reservation is cancelled or changed within 14 days of the arrival date and by 9am on the date of arrival, they'll deduct $50 per room from the deposit and send you a Gift Certificate for the remainder. Otherwise, they'll refund your deposit minus the cancellation / change fee. There are no refunds for early departures, no-shows, or cancellations on the date of arrival.

Rooms

The Inn's rooms are elegant and spacious. All have either a king or queen-sized bed, and many have their own fireplace and Jacuzzi tubs.

What could be better than rolling out of bed and right into your own relaxing Jacuzzi tub?

All of the rooms are very clean and comfortable. They even treat the beds with hypoallergenic treatment.

These beautifully decorated rooms may make you want to just stay in and relax for your whole stay! But do get out and experience some of Newport's breathtaking ocean views, historic attractions and fantastic waterfront restaurants.
